  : Wasn't the apartment on the photos ,the bin was full off the previous person, mould all around the bath ,next door apartment argued and fought for 2 nights banging and slamming doors ,no parking outside the premises cost 55 to park all week they say there is private parking in argylle Square, I parked there and the residents there came out and told I can't park here as its private ,they were 4 of us staying but only 3 chairs on the table the same with the cutlery, I don't know what to say ,sunderland is my home town I've lived in france many years and brought my family from france to see where I came from and visit family ,I don't think they will ever want to return ,my auntie used to live in a azaela terrace and it wad a beautiful street ,how run down the place is now ,the street us full of immigrants not that I have nothing against them but I was the only English person in the street ,and twice we went out and came back to an unlocked door to our apartment, I know I locked and double checked before we went out but what can I do or say when there is nobody there and everyone else didn't speak English, the kitchen cupboards were all swelled up at the bottoms with damp as was the kitchen laminate floor ,the only nice thing was it was warm ,and don't get me started with the traffic noise on the street and somebody actually vommited all down the windscreen and bonnet of my car ,and the rubbish in the garden was unbelievable I picked it up and filled a bin liner ,the cigarettes at the front door was a disgrace ,I love sunderland with all my heart but got a right old culture shock in this part of town ,,,ok rant over but needless to say I wouldn't stay there again even if it was for free ,I think somebody from booking.com should actually go and visit the places they have on there website

  : Central location. Bed linen and towels were clean and work surfaces and flooring also clean. After a phone call asking about parking, Flex Lets did call back with a suggestion on where else to park, (https://www.sunderland.gov.uk/sunniside-car-park).
  : Expensive for what you get. Very basic, in need of some love and care. Not all rooms are shown in the photos, the twin bed apartment badly needs some new mattresses and a paint (this is not the twin room shown in the photos). Every time the water is run, there is a noise that sounds like an air lock, and you often have to run the tap again to stop the noise. Stale smell in the Livingroom and sofa very uncomfortable. Very limited equipment in the kitchen, ie not even a teaspoons. Feels like a student apartment. While you can park on a near by street (Argyle Square) which is advised location by Fex Lets there are signs that say clamping is in place, so we did not risk this. Flex Lets did offer another suggestion of a multi storey carpark which we did use, a 15 min walk away but car was safe and only 5 per day for parking. Price should be reduced until the refurb has been done. After our visit, Flex Lets did say "We are in the process of updating all of our apartments and this also includes updating the furniture and kitchen items"

  : Convenient for city centre.
  : Booked and paid through booking.com; then 3 days before arrival received a demand for additional information and additional terms and conditions to finalise the booking.Place had some renovations but other bits were tired and in need of TLC."Fully equipped kitchen" had some good things but had chipped and cracked plates and bowls, no frying pan or oven tray/dish, one tiny saucepan with mismatched lid, broken colander.The apartment is in a restricted parking area which doesn't allow parking between 09:00 & 10:00 and 14:00 & 15:00. This means you have to be up each day to move your car before 0900 and you can't go out for the day and leave your car parked outside. What's the point of a checkout at 10:00 when you can't park between 09:00&10:00?
