  : I tried to establish contact with the host prior to our arrival and did not receive a response. We arrived at the address and no one was there to let us in. I continued to phone the number given to us and messaging but got an answering machine and then a live person who said we had the wrong number. We were given another number but still no luck. By that time, it was dark and we were on the street. A waiter in a nearby restaurant took us to a friends b&b down the street and we took their last room because someone had cancelled. It was at that time, that we finally received a call and it was too late because we had to make some arrangements for lodging. We are seniors and had just arrived from Canada, were tired and needed to rest. The host knew were arriving that day and with flight delays being an issue now, I waited till we were to board our last flight out of Munich to message them and let them know our exact arrival time. There is no excuse for this kind of negligence. We did not stay there because we needed to lock in other arrangements as Venice was pretty booked up and we only had a few days. The hosts wrote a next to me letting me know it wasnt her problem and booking.com tried to resolve the issue with no success. We expected a full refund. It was a very bad experience at the beginning our trip.

  : The location is amazing. Very cozy appartment. We loved that there was feeling that we live in historical Venecian house as in dining room there was elements of old furniture. And the host reached to us before chech in to see if everything is OK.
  : The place was not pre-heated, we had a bit of trouble finding how to turn on heating but everything went well after we figured it out.

  : The apartment was very clean and spacious with a well equipped kitchen. The bed was comfortable. Its located perfectly on a quiet street away from hustle and bustle but only a few mins walk from everything in the town. Fantastic stay, thanks so much for having us!

  : The lady we met, Anna, was extremely helpful and kind. she went out of her way to help us and offer advice, although the overall process of checking in wasnt without stress. Its not entirely clear how to check in and it took several phone calls and texts with the number found on booking.com to work out what we needed to do.The property has most of what you would need for a short stay in Venice.
  : As frequent travellers with family you come to learn what a certain price point gets you in terms of quality, and Venice is an expensive city to stay in. Compared to what you can get for your money in Venice, this apartment is probably fine. However, if this is your first time in Venice and you are expecting luxury based on good reviews then you will be disappointed. The furniture is old, in places it is falling apart, there were smelly slippers in cupboards, hair in the bed linen, some wardrobes were locked up with chains and it has not been modernised much at all. Although most of what you need is present, it isnt particularly welcoming or comfortable, and we didnt spend much time in the apartment as a result. It doesnt feel like the apartment has had much investment or consideration to warrant the good reviews on Booking.com.
